City Celebrates Ribbon Cutting at Peachtree Canyon Apartments Phase 1

Today, community leaders, housing partners, and residents gathered to celebrate the ribbon cutting of Phase I of Peachtree Canyon Apartments, a new affordable housing community located at 4936 Peachtree Hills Road in Las Cruces.

The development was proudly co-developed by Thomas Development Group and New Mexico Housing & Community Development Corporation and represents a major investment in expanding high-quality affordable housing opportunities for working families in Las Cruces.

Invited speakers included Mayor Eric Enriquez, City Councilor Becky Corran, New Mexico Representative Nathan Small, Doña Ana County Commissioner Susana Chaparro, Housing New Mexico Executive Director/CEO Isidoro Hernandez, and Thomas Development Group Founder Thomas Andrews.

Phase I of the development includes 72 one-bedroom, 60 two-bedroom, and 12 three-bedroom apartment homes serving households earning at or below 60% of Area Median Income. Community amenities include a pool, playgrounds, community building, open space, pet-friendly features, and a community mural space. The development also operates entirely on electricity and was designed with long-term sustainability and energy efficiency in mind.

Las Cruces continues to face a significant shortage of affordable rental housing, with the City’s Consolidated Plan identifying a gap of approximately 5,600 units for low-income renters. Peachtree Canyon Apartments helps address that need by bringing new affordable housing opportunities to one of the city’s fastest-growing areas. Demand for the development has already been substantial, with hundreds of households expressing interest during lease-up.

Through a combination of City ARPA funds and State housing investments administered by the City of Las Cruces, approximately $4.3 million in local funding helped leverage nearly $36.9 million in additional outside funding and private investment for the project. Officials also recognized the continued support of Las Cruces voters through the Affordable Housing General Obligation Bond, which has helped advance affordable housing development across the community.

Major funding and project support included Low-Income Housing Tax Credits through Housing New Mexico, National Housing Trust Fund resources, City of Las Cruces support, State of New Mexico housing investments, Doña Ana County ARPA funding, Cedar Rapids Bank & Trust, and Affordable Housing Partners, Inc. The project reflects a broad public-private partnership focused on expanding high-quality affordable housing opportunities in southern New Mexico.

“The support of Las Cruces voters through the Affordable Housing GO Bond continues to create real results for our community,” said Mayor Eric Enriquez. “This project demonstrates how local investment can leverage significant outside funding to bring high-quality affordable housing to Las Cruces families.”

“Today we celebrate the families in Las Cruces that will benefit from this quality, affordable housing opportunity,” said Housing New Mexico Executive Director/CEO Isidoro Hernandez. “Along with our many partners, we’ll continue to fund and provide support for affordable housing throughout the state. Thank you to our local partners here in this area who helped make Peachtree Canyon Apartments a reality.

“From the day we took on the Office of Housing, it has been clear that Las Cruces is leading the state in affordable housing efforts,” said Department of Workforce Solutions Cabinet Secretary Sarita Nair. “The Peachtree development is another example of what a community can accomplish with a clear vision and strategy for tackling their housing challenges. We are excited that we could invest Office of Housing funds to support this project.”

The project was designed by Perlman Architects of Arizona and constructed by Pavilion Construction, reflecting a collaborative effort between local, state, nonprofit, and private-sector partners committed to addressing housing needs in Las Cruces.

A mural painted by Anahy Núñez is featured in a common area in the apartment complex. Núñez is a very talented artist who has completed several public art pieces around Las Cruces including the mural at the Three Sisters apartment complex that opened last year and the Visit Las Cruces building on Main Street.

City officials also acknowledged the efforts of multiple City departments, including Housing & Neighborhood Services, Community Development, Parks & Recreation, and Public Safety staff, whose coordination and support helped move the project from concept to completion.
